Buying a house in new jersey stinks!

    In Wyoming, you get the credit check and when credit checks okay, you can buy a house in two or three days.

    New Jersey? My brother and I are dealing with lunatics. None of the brokers or bankers know what the others are doing, or why. Looked at one house and made an offer, somebody else came in with a lower offer, but a 100% cash deal. Well, that sold the house to the other guy. Realtor didn't have to fuss around waiting for the buyer's mortgage approval. Looked at another house. Ready to sign on and... boom! Somebody else shows up with an offer even higher than the original listing price. One house was for sale, "by owner". Problem was that the owner didn't have her whole heart set on selling. Maybe she just wanted to stay there. She took the house off the market two days before we were to make a solid offer.

    Okay, now with another house... The mortgage broker wanted my papers updated. I'd given her my W2's, my pay stubs, my tax forms and my bank statements, but by now.,the bank statements and pay stubs are over a month old and she insists on everything being current. My plan was to get those documents together and bring them out to her.

    I packed the documents in a folder and planned a trip to the chiropractor, knowing I could meet the scheduled appointment with the mortgage broker afterward. Then, the mortgage broker called my brother and said I had to bring in a check for $2,400 as the earnest deposit. Bro called me and I said if I stop back at the apartment and get the check book, I'd miss the bus out to the mortgage broker. He said he'd pick me up in his car. Then, Bro was halfway into Atlantic City when the mortgage broker texted him. The check had to be a cashier's check. That became a twenty minute stop at my bank on the way to mortgage broker. Yet, the statements I was about to give the mortgage broker were obtained before I got the cashier's check. So, my actual balance is shorter than what the statements show.

    Well, I'm not going to worry about that. Bro found a 0% down, 3.7% interest mortgage through USDA. There's enough in the bank for closing, title search, assessment fee, etc. Even real estate transfer tax. I might have to show up once again in person to sign the agreement of sale and complete the mortgage loan process.

    When this is all done, I'm giving Bro a lease. He's going to reside there and pay the p&i, the utilities, the property taxes, insurance, the whole bag of apples.

    If you want to pick THAT type out of a crowd, just look for the festering scabs on their elbows.

    He's a fussy housekeeper and leaves the house in better shape than he received it. We've been through deals like this before and he hasn't cheated me. Right now, his wife is working and he'll start a job in Philly come September. Having once been self employed, it's hard to get credit in his own name.

    Well you can hike through the pine Barrens and see some old bog iron towns, glass works, and ruins. There are also various revolutionary war battle sites. If you go to Salem County you can visit Fort Mott. It's a pretty interesting place and there is a ferry that takes you to Pea Patch island that has the civil war fort and prison Fort Delaware.

    I think a Revolutionary War battle site would be pretty cool. because Murica. I'm not a huge history buff but I do like historic stuff.

    @ThorsPenor New Jersey does NOT SMELL!! I've lived here for 30 years and I have never smelled anything bad! (unless you count my former next door neighbor and her 12 dogs. But thankfully she's moved away)

    I dunno where that damn stereotype started, but New Jersey DOES NOT SMELL!
